Typically, the rent only covers the right to use the property. Property management fees, utilities (water, electricity, gas), internet, and TV fees are usually borne by the tenant. Serviced apartments might include some of these fees; specifics depend on the lease agreement.

In Hangzhou, it's common to pay 1 month's rent as deposit and 3 months' rent in advance, or 2 months' deposit and 1 month's rent. The deposit should be returned by the landlord after the lease ends, provided the property and its contents are undamaged and all bills are settled. We will help follow up on the refund.

For tenants, we typically charge a one-time service fee, usually a percentage (e.g., 50%-100%) of one month's rent. This will be clearly communicated before our service begins.
